
CEBU CITY, Philippines — Filipinos planning to renovate, repair, or upgrade their homes can borrow up to P300,000 through the Pag-IBIG Fund’s Home Improvement Short-Term Loan, a financing program designed to help members improve their residential properties without taking out a full housing loan.
The government-run shelter financing agency recently issued its call for members to avail themselves of the loan, which offers flexible repayment terms of up to five years and a simplified application process.
The loan can be used for various home improvement projects, including repairs, renovations, extensions, upgrading of facilities, and other improvements intended to enhance the safety, functionality, or value of a residential property.

How much can members borrow?
Under the program, qualified Pag-IBIG members may borrow as much as P300,000 for home improvement projects.
The approved loan amount, however, will still depend on the member’s capacity to pay, the estimated cost of the project, and compliance with Pag-IBIG Fund requirements.
Borrowers may repay the loan over a maximum term of five years, allowing members to spread out payments over a longer period.
How to apply
Pag-IBIG Fund outlined a three-step application process for members seeking to avail themselves of the loan.
Step 1: Prepare and submit the accomplished Short-Term Loan for Home Improvement Application Form along with all required documents to the nearest Pag-IBIG Fund branch.
Step 2: Pay the P1,000 processing fee.
Step 3: Wait for the evaluation and approval of the application and schedule the signing of loan documents.
Applicants may obtain the application form through Pag-IBIG Fund channels before filing their application.

Documentary requirements
Pag-IBIG Fund requires applicants to submit the following documents:
Accomplished Short-Term Loan for Home Improvement Application Form;
One valid government-issued identification card;
Proof of income;
Deed of Negative Pledge with Promissory Note;
Updated Real Property Tax Receipt or Real Estate Tax Receipt covering the latest quarter before application;
Colored photographs showing the exterior of the property;
Vicinity map or sketch indicating the property’s location and nearby landmarks; and
Other documents that may be required by the Pag-IBIG branch processing the application.
The agency noted that additional requirements may be requested depending on the applicant’s circumstances or the nature of the home improvement project.

Who can benefit?
The loan may be particularly useful for homeowners who need financing for repairs caused by wear and tear, weather-related damage, structural improvements, room expansions, roofing repairs, or other housing upgrades.
Unlike a regular housing loan intended for the purchase or construction of a house, the Home Improvement Short-Term Loan specifically targets existing residential properties that need enhancement or rehabilitation.
