Buying a home in a metro city is on almost everyone’s wishlist, but the price tag often runs into crores. However, if you look at the right places even Rs 40 lakh can get you the dream home.
In today’s housing market, where developers are slowly moving away from affordable homes towards premium and luxury projects, the affordable ones are still available if you look closely enough!According to Anarock’s Q1 2026 Residential Market Viewpoints report, only 10 out of 100 homes cost under Rs 40 lakh, across India’s top seven cities between January and March. Meanwhile, homes priced above Rs 1.5 crore took the lead, grabbing a chunky 52% share of new supply.
Where can you buy a home in Rs 40 lakhs
KolkataIf you're looking for the best odds of finding an affordable home, Kolkata comes out on top.The city had the highest share of affordable and lower mid-segment housing, with 71% of new launches priced below Rs 80 lakh, reflecting strong demand from first-time buyers and budget-conscious households. At the same time 41% share of this supply falls in the under-Rs 40 lakh category as well, making Kolkata the most affordable among India's major property markets.
NCRNCR has become India's luxury hotspot, with 54% of new launches priced above Rs 2.5 crore, leaving very little room for affordable homes. Only 8% of the total housing supply accounts for homes costing less than Rs 40 lakhs.MMRThe Mumbai Metropolitan Region (MMR) also serves a broad mix of buyers, offering 22% of its houses for less than Rs 40 lakhs, while 56% of new launches were priced below Rs 1.5 crore.Pune and ChennaiPune and Chennai aren't exactly bargain bins either, but they're friendlier than most. Only 5% of Pune houses cost less than Rs 40 lakhs while around 87% of new launches were priced between Rs 40 lakh and Rs 1.5 crore. At the same time for Chennai, 80% of Chennai's launches were priced between Rs 40 lakh and Rs 1.5 crore, suggesting these cities still cater largely to middle-income buyers rather than ultra-rich home seekers.South India stands expensiveBengaluru and Hyderabad aren't far behind in the premium race. Roughly 75% of Bengaluru's new launches and 74% of Hyderabad's were priced above Rs 1.5 crore, making sub-Rs 40 lakh options increasingly rare.
Why affordable homes are disappearing
Rising land prices, construction costs and shrinking policy incentives have made affordable housing less attractive for developers. At the same time, strong demand from urban professionals, dual-income families and NRI buyers has encouraged builders to focus on bigger-ticket projects.The numbers tell the story. Homes priced below Rs 40 lakh accounted for only 10% of launches, while another 12% were priced between Rs 40 lakh and Rs 80 lakh. Together, affordable and lower mid-income homes formed barely 22% of new supply. In contrast, premium homes above Rs 1.5 crore dominated with a 52% share.In short, if you're shopping with a Rs 40 lakh budget, Kolkata is your best bet. Everywhere else, the dream home is increasingly moving into premium territory, along with its price tag.
